Windsor Mill

Windsor, Colorado

Scope of Work

Historic Renovation + Addition

Size

30,000 square feet

Windsor Mill is a prominent historic building located in downtown Windsor. It is a grain mill that was built in the late 1800’s, and is a strong reminder of Northern Colorado’s agricultural heritage.

In 2008, a tornado ripped through Windsor causing extensive damage to the town, and the Mill. The upper two floors, the roof, and large portions of the brick walls of the western part of the main building were destroyed, but the other parts of the main building and the Silo and the Annex sustained minimal damage. Aside from their minimal use for storage, the buildings have been largely derelict for some years.

This will be a historic adaptive re-use project. It will convert the main building to a multiple-tenant restaurant and brew pub on the basement and first floor levels. The upper floors will become offices. To the greatest extent feasible, the existing historic interior elements will be preserved and left exposed within the new spaces. Historic exterior materials will also largely be preserved and renovated. Few of the existing original windows remain, but those will serve as models for new replacement windows to replicate the style of the originals. A new main entry canopy feature will also use prefinished standing seam metal roofing and rough-sawn heavy timber elements to refer to original building materials, but be obviously new elements.

The project includes extensive site improvements including multiple large outdoor dining patios for the brew pub and restaurants. The metal silo will be relocated to the southern portion of the site and will be modified to serve as an outdoor stage for live music performances and other events, and will also provide bathrooms directly accessible from the exterior.
