This transformative mixed-use development reimagines an underperforming retail mall into a vibrant, pedestrian-friendly neighborhood that reflects modern urban living trends. As part of a broader urban renewal strategy, the project “right-sizes” the existing retail footprint in response to shifting consumer behavior and the post-COVID retail landscape. By reducing the oversupply of commercial space and introducing much-needed residential density, the project creates a more sustainable and community-focused urban district.

Our scope included the multifamily residential portion, featuring three thoughtfully designed buildings totaling over 280 units. The residential program offers a variety of studio, one-, two-, and three-bedroom units to support a diverse range of residents. Each building is centered around a robust amenities package, including a resort-style swimming pool, landscaped courtyards, co-working lounges, a fitness center, and indoor-outdoor social spaces. From the outset, the design vision emphasized a handmade quality, with the use of honest, tactile materials such as brick, wood, board-formed concrete, and natural metals. These materials lend warmth, character, and a human scale to the project, reflecting a desire for authenticity and timelessness in a rapidly changing urban environment.

Significant attention was also paid to landscape design, with the goal of re-wilding the formerly paved and sterile site. Native plantings, shade trees, pollinator gardens, and green buffers soften the urban edges and enhance biodiversity, while creating welcoming outdoor spaces for residents and the public alike. Bioswales and permeable surfaces help manage stormwater naturally, supporting long-term ecological health.
By integrating housing, scaled-back retail, handmade design elements, and generous landscaping, the project restores vibrancy to a dormant retail corridor and sets a new precedent for urban regeneration grounded in community, craft, and ecological resilience.
