Fort Collins, Colorado

Size

18,000 SF

160 Mountain is an 18,000 SF adaptive re-use renovation in the heart of Old Town Fort Collins, focused on bringing renewed energy and activity to a long-standing building on historic Mountain Avenue. The project repositions the property from a single tenant law firm for over 50 years to a vibrant multi-tenant destination—one that better engages the street the alley, and the surrounding community.

Along the alley, new patios are introduced to create outdoor gathering space and activate a portion of the site that has historically been underutilized. A new tenant entrance on Mason Street improves visibility and access, strengthening the building’s connection to multiple frontages and supporting a more walkable, welcoming experience for visitors.

The landscape will be refreshed to match the building’s new direction. Dying trees will be removed and replaced with updated planting, improving health and curb appeal while clarifying entry moments.
Architecturally, the primary facade is being opened up to reveal existing glass that has been concealed for years—restoring transparency, daylight, and a sense of life from within. New brick pilasters will reinforce symmetry and enhance the building’s strong proportions. At night, new lighting will highlight architectural features and contribute to a more lively street presence. Finally, the ornate cornice will be carefully refurbished, bringing back the character and craftsmanship that define this historic corridor.
